Hyderabad’s real estate segment is in news everyday for varied developments. Earlier, it was the Shamshabad airport that grabbed limelight of investors. Now, it is the Special Economic Zones (SEZ) that are attracting investor attention.

Hyderabad has a slew of SEZs earmarked in and around the city. Of these, many are dedicated to special segments like IT, gems and jewels and education. The vacant land in localities around these notified SEZs is much in demand and real estate builders are consolidating their land banks.

Wipro has taken up land in SEZ region in Vattinagaulapalli. The IT giant plans to set up its campus here. The company has taken up 40.46 hectares of vacant land there. Construction work is in full swing as the company wants to furnish this campus soon and cash in on the first mover advantage in this region. This is Wipro's second SEZ near Guchibowli.

Many notable IT firms have lined up their plans for Hyderabad. Cognizant Technology Solutions has acquired nine acres of land in the IT SEZ. The company plans to invest in building a 500,000 square feet facility in the SEZ to create capacity for 5,000 new employees. Tata Consultancy Services (TCS) has also acquired 75 acres of land at Adibatla. TCS has an understanding with the state government to develop IT facility at the Andhra Pradesh Industrial Infrastructure Corporation (APIIC).

Besides this, there have been some developments in the Gems SEZ as well. Geetanjali Group is developing this SEZ on 200 acres of land near Shamshabad. The company has lined investments worth Rs 500 crore for this project.

US-based Georgia Tech university has entered into an special agreement with the state government to develop the education SEZ focusing on research and industrial collaboration. The university has also sought 250 acres of land in Hyderabad. The university aims to set up the campus by 2009.
