Let's talk about strong real estate sales in 'back peddling' domestic and international markets.
Is it possible to continue making viable profits in a time of economic shrinking? Certainly. Roll up your sleeves, however, because hard work lies ahead for those who want to stay profitable.
Like any business endeavor, the practice of the basics is essential in all economic conditions. What are the basics? The fundamentals are People, Presentation and Presence.
People
This is probably obvious, but you need to have good people inside your organization and connections with key people outside your organization. In real estate, the people you need in your organization have to be part investigative journalist, part real estate legal expert, and finally confident sales people.
The investigative journalist knows how to get pertinent information surrounding the story they are preparing for media publication. In the same way, the real estate professional must know not only the market he or she is seeking to transact business in but also the socioeconomic activities that must be present for that market to be 'alive' A few of the many questions to answer are as follows. In an international market, is there a growing multinational population? Is there foreign investment? For both domestic and international real estate markets, is there capital available for financing real estate sales? In a developing metropolitan area is there sufficient infrastructure development to support present and future commercial business growth?
There are always rules for property ownership in any market - foreign or domestic. With the help of a good real estate attorney, the real estate professional has to know what rules exist for transfer of property, property ownership and property usage both in commercial and domestic settings.
Confident real estate professionals have strong networking relationships with key people outside their office. They maintain connections with financing entities, real estate developers government officials and others who can supply relevant market information and/or value added assistance with real estate transactions.
Presentation
Let's move on to the matter of advertising presentation.
Online or hard copy literature must give clear yet enticing display of properties for sale. Property pictures should be of the highest quality possible - enabling the prospective buyer to effectively visualize their future purchase.
The write-up of any property should be brief but descriptive - listing its important attributes. Text font and size should be easily readable by almost anyone with or without glasses.
Your corporate image is as important as the properties you advertise. Online and/or hard copy newsletters are a vital tool to give valuable information about your real estate business. Resources exist online to develop a newsletter to send out to customers, shareholders and stakeholders in your company. Some of these resources are even free.
Presence
The end value of any marketing process is market presence. Market presence incorporates the ideas of market exposure, market exposure context and name recognition. Market exposure is simply how you are reaching your audience. Market exposure context asks what are the conditions you would want potential customers to view saleable properties. Finally, name recognition pertains to how the 'market' comes to recognize your real estate company from the host of your competitors. In short, have you thought carefully about the timing, methods and means you are using to reach your audience?
If you are advertising properties online, are you placing saleable properties on productive, high profile websites which are linked to other excellent searchable links and search engines?
Profit still exists in the domestic and international real estate markets for the organization that will conduct careful planning and research.
