Pune real estate is brimming with activity like never before. The city is witnessing interesting and innovating trends in the property sector. From mass housing to integrated township, from high-rises to independent villas; almost everything is coming up simultaneously in the city.

Talking of integrated townships, the city has witnessed a sudden surge in such projects. Avinash Bhosale Group and Kumar Properties launched a mega integrated township project recently. This township, called Megapolis, will be located in Pune's IT hub – Hinjewadi. This township is located inside the Rajiv Gandi Info-tech Park.

Pune-based property builder City Corporation was the first group to build an integrated township in the city. They launched Pune's first premier township called Amanora Park Town in Hadapsar last year. The township claims to cater to the urban tastes of the residents and would have independent houses, mid-rise and high-rise apartments in it. It is still under construction.

This move triggered other developers to launch similar townships. Three more of such townships have been launched in an interval of one year. Prominent

builders Kolte Patil Developers too have launched a 450-acre township at Hinjewadi. ICICI Ventures is investing in this project.

The end users for most of such townships are usually the Non-Resident Indians (NRIs) and High Net-worth Individuals (HNIs). Like Megapolis; the target users for this township are the software professionals. The users too are showing their interest in such concepts. Most of such townships offer in-built schools, gymnasiums, spas, hobby centres. This concept of integrated development appeals to many users. Many people are happy with the fact that they would have all possible facilities within the reachable distance.

Many real estate developers have launched miniature townships. Like Ahura Builders who have launched Pearl Tower with the theme of a 'fun township'. This small town will have club house, cards room, skating area, basket ball court along with residential apartments. Similarly, Mutha group have launched children friendly projects in Salisbury Park. Mutha's Daffodil Avenue will focus on child friendly amenities. This mini-township will have a school, gymnasium, hobby centers spread over the entire development.
