A part of my plans for 2008 was to start a foreclosure consulting business to serve homeowners going into foreclosure. I've worked in the industry for a number of years and thought that since so many people are facing losing their home, now would be a good time to launch the business.

I set up my office, purchased a list of all of the pending foreclosures in my area and began calling them. Most of the people I talked to were on the defensive; but some were nice enough to talk to me about the experiences they've had since getting the foreclosure notice from their lender's attorney.

Here's one of the stories…

I contacted a woman whose home was in foreclosure. She explained to me that several people contacted her about her foreclosure. Some were investors wanting to buy her house for a bargain; but most were people offering foreclosure-consulting services.

One of the consultants explained that if she didn't send a certified check for over $500 to the consultant's office within 24 hours it would be too late for anyone to help her and she'd lose her home. The woman became afraid and sent her husband to the store to send the consultant the money via Western Union.

Fortunately she came to her senses before it was too late and called her husband to cancel sending the money. She told me she felt embarrassed because she works for the police department; but because she was already under a lot of pressure it was hard to know what to do.

Unfortunately there are people in the world who prey on others fear. Even though there are a lot of good foreclosure consultants, it takes only a few bad ones to ruin the reputation of the industry. If you're in a foreclosure you probably don't have the time, energy, or money to waste on trying to figure out whether or not the consultant you're dealing with is a con artist.
