Flipping a house for profit can be quite an experience. However, it is not that difficult and can be a fun and lucrative venture. Below are a few guidelines that might assist in providing a smooth progression through the process.

After you choose a house that you are interested in flipping, assure that the area is one that is beneficial for re-sale. Is the house on a very busy street? What is the condition of the neighborhood? Is it well cared for? Are the houses in the area depreciating or appreciating? Check the crime statistics. Take note of things such as new industry moving into the area which signifies growth. A good rule of thumb to follow is: Would you live there yourself? If not, it may be a difficult home to sell.

The next step is to inspect the home, giving special attention to items which may lead to most expensive repairs such as the roof, foundation, electrical system and plumbing. Check the condition of the heating and air conditioning unit and for termites. If you are inexperienced at this, hire an inspector to evaluate the condition of the home.

Now its time to add up all of the costs of the repairs. Include all cosmetic repairs and major repairs, cost of hiring contractors or additional help, permits and supplies. Remember also to include holding costs. This is the cost of maintaining the property while awaiting sale. Be sure to research the average time to sale in the nearby area so that you may be prepared. Look up comparable sales in your neighborhood to determine the price you can expect to get from the sale of the home. Subtract the cost of repair from the expected sale price. Determine if there is enough profit to make the project worth while.

After the rehab is complete, you need to market the house. There are several ways in which you can sell the house. You may elect to just advertise the home yourself as For Sale By Owner (FSBO) or you can enlist the help of a real estate agent. However, it is best to use every avenue available to find a buyer for the house. You, of course, want to sell it as quickly as possible because time definitely is money.
