Prevention is the best course of action for your roof and developing a preventive roof maintenance plan is vital to the longevity of your roof. Your maintenance system should begin with regular seasonal inspections performed by an experienced roofer. The roofing inspections should occur preferably twice per year, but at least once per year. If you have your inspections in both the spring and fall months, you will find that you will identify any roofing problems that you may have.

A roofing inspection by a qualified roofer is the most effective step in your maintenance plan. By having regular inspections, you will be alerted to any problems, damage or deterioration that may be taking place. This way you can rest assured that you are treating problems as they occur and not waiting until your roof is beyond repair to find out that there is a problem.

In addition to regular roofing inspections, you should also make sure that your gutters and downspouts are cleaned and draining regularly. If your gutters become clogged, excess moisture and water will build up on your roof and can cause serious deterioration, mold, mildew and fungus growth.

If you notice any loose, curling, split or damaged shingles, you should have them repaired or replaced immediately by a professional roofer. Damaged shingles signify that you are very close to having water leaking in your roof. You should have your roofing contractor regularly inspect the condition of the nails that hold the shingles together as well. Often the shingles can outlast the nails and when the nails are damaged or deteriorate, they will need to be replaced as well.

Finally, maintenance of your roof system must include the structural elements as well. The best way to get a look at your structural elements is to go into your attic and visually inspect the condition of the trusses and rafters and look for any signs of leakage, damage or decay.
