If you have visited Cancun, Mexico and loved the city, you might want to consider owning real estate there. However, real estate prices in any vacation destination are generally quite high, and the average person can't afford such extravagant properties. One of the ways in which you can invest in Cancun real estate without having to spend a lot of money, however, is with a Cancun timeshare. Although timeshares have some disadvantages, there are a number of benefits to owning in this manner. Before you invest, make sure you thoroughly explore the pros and cons of buying a Cancun timeshare.

One of the biggest advantages to owning a Cancun timeshare is that you'll actually own a piece of real estate. You may be required to pay a membership fee along with other timeshare owners, but this fee buys partial ownership for you. When you rent a hotel room while on vacation, you obviously don't own the room. However, your timeshare membership works much the same way, yet nets you much more than the rental of a week's vacation; it is an investment. You can buy and sell shares with other members, sometimes at a great profit.

Of course, with property ownership comes the work required to maintain the property. Although timeshares are typically low maintenance for owners, since there may be fifty or more owners, you are still partially responsible for the maintenance and upkeep of the property. In the case of a disaster like fire or flood, it isn't just an inconvenience like it would be if the hotel where you were planning to stay had to cancel your reservation.

Owning a timeshare gives you great vacation flexibility. Many people assume that if you own a timeshare, you are stuck with going on vacation the same week every single year. This is not so. With a timeshare, you may own a certain week of the year, but you can trade with other members, usually through a member-based website. Another factor to consider is that you might lose money on your timeshare some years, just as you profit in others. If you can't afford to go on vacation one year, you have the option of selling your week. In some cases, however, you may end up selling your week at a loss. If you cannot commit to taking a vacation every year – or at least during most years – a timeshare might not be a good investment for you.

When you look particularly at Cancun, Mexico, buying a timeshare can be a great investment because there is so much to see and do in and around the city. No matter how many times you visit Cancun, there are always new and exciting places to go. A timeshare in Cancun allows you to explore Mexico's jungles, visit ancient ruins, enjoy a vibrant nightlife scene, relax on sunny beaches, and shop in some of the finest markets in the country. Many first-time visitors to Cancun fall in love with this area.

At the same time, it is important to remember that there are other locations where you may also want to consider timeshares. You could consider other Caribbean resort towns where great timeshare options exist such as Puerto Rico, the Bahamas, Jamaica, Aruba, and so forth. Cancun is not your only option.

As you can see, there are both advantages and disadvantages to purchasing a timeshare in Cancun, Mexico. It is important to research your options completely. Unfortunately, there are some illegitimate companies purporting to operate timeshares, and it is important to be savvy and protect yourself from these scams. Once you determine that the destination and the company are the right choices for you, you can have the comfort and excitement of knowing that a vacation awaits you each and every year.
